This 11 storey development, located at 221-229 Glenhuntly Road, Elsternwick, with 109 apartments and retail space at the ground floor, is the first development of its kind for the Glen Eira region, being the first project delivered locally under the Government’s new Neighbourhood Zoning.

The corner site offers a confluence of major scenic vistas and local infrastructure, responding to the local immediate need for a scalable and vibrant multi-residential development that is respectfully set against the small existing built forms in the neighbourhood.

In order to tackle the challenge of delivering a high-density design in a typically low density area, Plus Architecture took the unique approach of using the three storey walk-up model as inspiration, essentially placing three individual forms on top of each other, thus reducing the scale of the building to a more relatable size.

The retail space at the base provides an active future for the immediate area while ensuring the continuity of shopping precincts for residents in the broader community.

The podium tower, known as Element, is a beacon for the community with the use of strong natural materials.

A fine moulded concrete grain patterned façade is experienced on the pedestrian level, which is set against the timber battened walls and ceilings in the foyers that greets its residents and guests.

The façade design achieves a certain scale and careful rhythm with its clean lines and strong forms.

This rhythm continues as it meets the podium which engages with the neighbourhood at a human scale along the street-level. A lightness is achieved in the building’s upper levels with sky terraces that broaden the building to encapsulate the scenic views experienced from the main road.
