A community-focused urban outcome

Approved by the City of Sydney, 48 O’Dea Avenue is a significant 1.7-hectare precinct in the heart of Waterloo, and a key step forward for this fast-growing part of the city.

Originally designed by Koichi Takada Architects and Silvester Fuller, the project received approval under Crown Group in 2018, with Plus engaged for executive architecture.

Five years on, it changed hands to a joint venture between global asset management firm Barings and Australian superannuation fund Aware Super. With a strong understanding of the original scheme, we were brought back to build on the design for today’s market, improve buildability and lead the interior design.

Now, the scheme is grounded in strong street interfaces, walkable public spaces, and a cohesive architectural language aligned with Waterloo’s existing neighbourhood.

Four mid-rise buildings hold 216 apartments, anchored by a vibrant ground plane of retail, dining and a full-line supermarket. New laneways and domain spaces stitch the site back into the neighbourhood, including a direct connection to the future Waterloo Metro.

"Our contribution was really about bringing the community to life," says Principal and Interior Design Lead Mark Ojascastro. "Every space, inside and out, creates a warm, friendly atmosphere for the next generation of residents."

Led by our Sydney team, interiors were calm, contemporary homes with tactile materiality, generous amenity and a focus on current and future livability.
