Primelife’s Catalina Waters Retirement Village site is located off Point Cook Road, which is the main road bounding the site. The 15.4 hectare site is directly adjacent to the Sanctuary Lakes development to the East, with retail located to the North and the community to the West. The site’s entry point on Point Cook Rd provides a beautiful water lined entry promenade leading to the centrally located Community Centre with reception. The clubhouse is orientated to face north with large windows to take advantage of the winter sun. Extensive overhangs shelter the summer sun.

The building’s plan wraps around a synthetic bowling green and takes advantage of the views. The cold prevailing wind comes from the south west. This design solution shelters the bowling green and makes the most of the site conditions. Simple materials and details are used to keep the price down. The form and scale of the spaces is what creates a welcoming atmosphere.
