‘Melbourne’s inner city types are snapping up tiny apartments with a floor space of less than 50 square metres off-the-plan as housing affordability worsens.With this growing trend in mind, Plus Architecture designed Society in South Yarra, one of the first large-scale developments with apartments at about 40 sq m.

Single-dwelling, one-bedroom apartments featured in Society take no more than 45 sq m, with an open-plan kitchen-living-dining area, an internally located bedroom similar to a resort suite, and a separate bathroom with high-end finishes and European-style laundry.

Plus Architecture has ‘captured the lion’s share of the Melbourne apartment market, having designed 30,000 households - many of which are small and affordable.

Among them are a number of projects for the private Hamton development group run by Paul Hameister and Steve Buxton.

Hamton has pioneered the concept of tiny - but affordable - apartments in inner Melbourne. This has made Plus Architecture a leader in affordable sub-40sqm dwellings’.

2010 Venice Architecture Biennale

Plus Architecture is a proud sponsor of the 2010 Venice Architecture Biennale.

Organised by the Australian Institute of Architects, 17 proposals will be exhibited in the Australian Pavilion at Venice, with the theme ‘NOW + WHEN Australian Urbanism’.

The latest 3D stereoscopic imaging will form the basis of this exhibition. The ‘NOW’ element will highlight six of Australia’s most interesting urban and anti-urban regions as they are, before dramatically representing the recently selected, futuristic urban environments from the competition imagining ‘WHEN’ we reach 2050 and beyond.

‘”When you are an expert in a small market, it’s volatile,” said Craig Yelland, a director of Plus Architecture. “When the market goes pear-shaped, you’re in real trouble”.Now, Plus Architecture is back in business, its staff level is back to 50.The company has more than 800 apartments, 8000 square metres of office space and 4000sqm of retail under construction in locations ranging from Port Melbourne, Tooronga, and St Kilda, to NewQuay and South Yarra.

Mr Yelland makes jobs work financially, while the other directors, Ian Briggs looks after design and Rainer Strunz runs the documentation team.

One recently completed project,  Society in South Yarra, is the first larger building to have small, custom-designed units. This is the first time the banks would finance projects where the minimum unit was 40 sqm…The Plus directors are adamant that good design sells.’

Greville St, Prahran

The latest Plus Architecture project to receive planning approval is Greville Street, Prahran.

Located behind shops at 110 – 142 Greville Street, the development has been to split into two distinct ‘wrapped’ volumes above ground level and will include a mix of approximately 60 one and two bedroom apartments with a top level of three bedroom apartments.

An urbane hub of fashion and art, the design reflects both the visual culture of Prahran and the cycle of renewal that constantly revitalises the local streetscape.
